One of the most important things you can do to improve the lifespan and quality of your building is to choose the right facade cladding. In design, a building’s ability to withstand the passing of time and wear in a sustainable manner is referred to as “post-construction maintainability”. A structure’s maintainability will be in great part determined by the materials you are using on the exterior. Picking the wrong materials is a mistake that might take some time to show, but it always will.

Due to the relevance of the materials used on the facade, you need to spend time studying your options. Be sure to analyze a wide selection of materials in the design stage. When doing this, keep in mind that you have to take into account the context and use of the building. Let us take a closer look at some of the criteria you need to keep in mind.

Durability of facade cladding

This refers to a material’s physical ability to withstand time and wear. Durable materials do not require frequent replacement and therefore do not lead to recurring costs. They are also less inconvenient, as your building will not be surrounded by scaffolding for repairs every few years.

Health and Safety

If you live in a large city today you will regularly hear why considerations of materials’ health and safety is important. Buildings that are not even that old are being found to cause health issues such as headaches and even asthma. Heavy metals and various chemicals contained in construction materials are the cause.

Availability

Here you will want to consider whether you are looking at a material that is readily available. Is it scarce? Is it something you can source locally? If not, how far would you have to go? If it ever needs to be replaced, will you even be able to do so? These are all essential questions.

Sustainability

Environmental friendliness is key when building today. But sustainability is also important in that picking the right materials can help you keep the heat inside in the winter, and cool down the business in the hotter months. This will also have a long-term impact on your electricity bill, something you always want to keep in mind.

These are only some of the criteria required to properly assess exterior facade materials. You’d probably want to save valuable time and avoid the risk of picking materials ill-suited to your project.
